Humm, what to do with a tiny guest bathroom, first rip out the old lino and replace with granite tile, paint a soft earthy green to match, rip out the tract home counter top with sink and faucet replace with granite counter top install vessel sink and water fall type faucet, add crown molding along ceiling and mirror, replace towel and lighting fixtures.. And what do you get? 
A new pretty tiny guest bathroom.
